In 2022, Cranson Capital Securities Inc. completed a $5.5 million capital raise for the Textbook Towns Limited Partnership with Profile Developments to build a community of stacked townhomes in Scarborough on Ellesmere Road near Morningside Avenue, just south of Highway 401. Profile intends to develop 54 units at an average size of 1,115 square feet. The project is estimated to reach completion in 2026.

The development site is located within walking distance of both the University of Toronto Scarborough Campus and Centennial College. The University of Toronto has significant plans to expand and develop the current Scarborough Campus, including increasing the size of the campus by 60% and developing a multi-purpose transit hub.

Zoning, site plan, and demolition approvals were successfully secured in 2024. Sales are expected to commence in Q3 or Q4 2025, and construction is planned to start in Q1 2026.
